Black Hill Modern Townhouses

In August 2020, we began an ambitious project to design and construct two luxurious, modern townhouses in one of Ballarat’s more established neighbourhoods. The original dwelling had been removed, making way for a bold new vision. Situated on the elevated slopes of Black Hill, the client’s priority was to capture sweeping views across Ballarat City.

The challenge: make full use of the sloping site while maintaining a compact footprint. Our solution was to incorporate an underground level into each townhouse—featuring a cellar and laundry—maximising space without compromising functionality. One of the homes was intended as the client’s long-term residence, so every design decision had to balance comfort, practicality, and sophistication.



A key feature of the project was its striking street presence. We achieved this by blending ultra-modern materials and claddings with traditional brickwork as a respectful nod to the client’s long-standing employer, Selkirk Bricks.

A Foundation of Precision

Before construction could begin, over 500 cubic metres of earth were removed to prepare the site—an enormous undertaking in itself. The lower-level slab was heavily reinforced and required L-shaped starter bars positioned at precise 100mm intervals to align perfectly with the block retaining walls above. Thanks to meticulous planning and execution, the retaining walls were built in flawless alignment—an early testament to the build quality that followed.

Builder Scott was personally involved from day one, overseeing every aspect of the early phases to ensure the alignment and layout remained true to the architectural vision. That early precision enabled the rest of the project to progress smoothly and with exacting detail.

Attention to Detail at Every Stage

High-end fixtures and fittings were used throughout the homes. Scott, the company’s Director, personally inspected every detail at each stage of the build. Prior to final handover, he carried out a detailed internal inspection under LED lighting, ensuring that even the smallest imperfections were addressed.

The bespoke staircases—custom-made by Jetsonian—span from basement to upper level and are finished to the highest standard. From the moment you arrive at the front entrance, the craftsmanship and quality are unmistakable.

A Strong Builder-Client Relationship

This was the first time the builder and client had worked together, but a strong working relationship quickly developed. The client was engaged, responsive, and efficient with their selections, and incredibly accommodating during site visits—even at short notice. Despite the project taking place during a challenging period for the building industry, the client remained patient and understanding, and their appreciation was clear: they were thrilled with the end result and offered glowing recommendations to future clients.

Smart Design on a Challenging Site

The corner block presented both challenges and opportunities. Unique floor plans were developed for each townhouse to ensure maximum street appeal from every angle, while maintaining functionality across three levels.

Both homes feature their laundries in the basement, bedrooms and bathrooms on the ground floor, and expansive open-plan living zones on the upper level—including kitchen, dining, living area, powder room, and study nook. Thoughtful design and clever orientation ensured each townhouse is filled with natural light, despite the compact and complex site conditions.

Award-Winning Excellence

This standout project earned Jetsonian the Master Builders Association of Victoria (MBAV) Regional Award for Best Multi-Unit Development (Up to 3 Units) – Western Region. A proud achievement that reflects the skill, care, and attention to detail poured into every stage of this build.
